Is your home being battered by high winds on the coast or heavy snow loads in the mountains? Shingles are considered to be very weather resistant in general with proper installation, but selecting the right kind for your location can help protect your home in the long run. All of our roofing shingles are a minimum of 130 mph wind resistant and the shingles in each category (Silver, Silver Plus, and Gold) are different weights. We recommend the gold category for homes by the water that experience high winds and need heavier more durable shingles that are less likely to be blown off or damaged. As they say in real estate, “location, location, location” is a critical factor in deciding the right material for the job!

           Every contractor offers a warranty. Be sure you understand the warranty extended to you when you sign on with a roofing contractor. You will want to know who you can call should something go wrong within the first year or two of your roof installation. A safer option could be to use hot water, but only if you’re certain you don’t already have leaks. Calcium chloride ice melting products can also be generously sprinkled on the dam, causing the ice to break down and melt off. However, don’t use rock salt or sodium chloride, because while these will also melt the ice, they can damage your roof. If you’re having issues with ice dams and it’s storm related, you might be able to get your insurance to pay for the removal of the snow/ice with professionals as it’s cheaper for them to do this vs. having to replace the whole roof at some point due to long term issues caused by the ice dams.

           Next, check for missing shingles, and note if any have fallen to the ground after a storm or particularly harsher weather. Discoloration on the shingles itself is another detail to look for as it can mean that the granules that offer protection from elements of buildup or mold are no longer there.

           The older your roof is the more likely it’s going to need to be replaced. An easy way to tell right away about a roof’s longevity is by noting the number of shingle layers. If it has a single layer the need to replace it isn’t as common as a multi-layered roof, which is known to age sooner. If you have moved into a home that is new for you, but older in general it’s great to be aware of what your roof is made from as well as when it was last replaced so that you can better gauge how often it will need replacing or repairs.
